Penmar
Management takes the risk out of using a property manager. You are
never locked to a management agreement for an extended period of time with
Penmar. All properties are managed on a month-to-month basis. We have to focus
on making our clients’ properties perform at their highest potential with the
services our clients want or they could easily go elsewhere. Since we began in
1980, there have been three recessions and yet our clients have remained loyal.

Our regular monthly services include handling tenant complaints 24/7,
collecting rents, monthly inspections, computer tracked maintenance, and
providing the information owners want when they want it through our web-based
reporting. Owner reports are also sent at the end of the month so that they are
received within the first 10 days of the following month.

We have structured all of our policies and procedures to minimize any conflict
of interest we may have with our clients. A good example of this is with
maintenance. Do you know that many management companies make a larger profit
from their maintenance division than they do from what they charge as a
management fee? You, as owners, should be concerned about this since your

”Through the middle 1990’s I was the general partner for
several apartment communities in Riverside, California. Like all apartment
buildings in that area during 1994, these properties were suffering from high
vacancies and declining rental rates. Taking the advice of a prominent broker
in the area, I contacted, and then hired Bob Green of Penmar Management who was
managing other properties in the area. Those properties were performing much
better than ours. In our case, Mr. Green had to bring in a new, on-site staff

expenses were under control, the maintenance had improved, and we were able to
sell the property for much more than we could have without the work of Penmar
