Bob Green, CPM© is primarily responsible for meeting owners interested in placing their properties under the care of professional property management. There are many reasons owners may look to property management, and it is Bob’s responsibility to understand the needs and desires of each inquirer. Job satisfaction comes from fulfilling any client’s needs and desires. The greatest comes from mentoring those clients wanting to develop their present holdings to where they can become financially independent. “I love to find those folks who are looking for someone to take an interest in them and help them reach their financial goals. If they come with the desire and determination, I will give them the help and knowledge to succeed.”
Leticia Ramos has worked up through the ranks starting as a residential manager in 1990. She managed several properties as their residential manager before joining the office staff in 2006. Besides supervising all of the office staff, she is the one who sees that all clients are kept informed about everything occurring at their property. She also insures that someone is always on duty 24/7 to respond to emergency situations.
Gina Ramirez joined us in 2003 first as general office staff, then maintenance clerk, and now as a property supervisor. Her emphasis is on the financial accounting and preparing the monthly owner reports.
In 2010, Norma Barajas came to us from another management company where she was also is a property supervisor. Norma’s emphasis is on following through with maintenance at the properties. Norma and Gina have been cross-trained and keep fully updated on all aspects of each other’s duties so that either one may be absent without any interruption of service.
Gary Smallwood, a licensed real estate broker, heads our department for leasing properties not using on-site staff. He oversees the investigating of prospect tenants, a process we take very seriously since we guarantee some or all rent from tenants we install in most cases. He coordinates with new clients to transition these properties into professionally managed income producing properties. In today’s economy, Gary also helps folks seeking answers to their real estate problems, such as when their rental income no longer covers all of their expenses. Gary finds that his training and experience as a Certified Distress Property Expert© is often called for by clients and folks seeking solutions.
Marcus Smallwood is our leasing assistant. He handles most enquiries from prospect tenants. He designs each property’s web pages, conducts the photo shoot, and downloads all internet marketing to the various websites and syndications. He follows up with each enquiry and sends application forms to those that initially appear to meet the property’s tenant profile.
Teresa Green is our quality control specialist. It is her job to review records and accounts to ensure all errors are corrected and everything conforms to set standards. Examples of such auditing are: reviewing the insurance policies on each of our client’s properties for full and proper insurance coverage, reconciles all tenants’ security deposit with the balance shown on the bank’s statement, and the thoroughness of all tenant records.
Sarai Diaz is our receptionist. As the first person prospective clients and tenants encounter, her courtesy, professionalism, and friendly manner are greatly appreciated. Like many members of our staff, Sarai is fluent in English and Spanish.
