  • All day to day operations
  • Monthly rent collection
  • Oversee the resolution of all tenant complaints, concerns, inspections, and emergencies
  • Provide for posting and personal service of all notices, summons, and complaints
  • Coordinate all eviction and abandonments proceedings
  • Insure a 24-hour, 7-day per week response when needed
  • Pay all bills and expenses
  • Account for all income and expenses
  • Monthly client reports
  • Prepare and distribute year end 1099 to all required vendors
  • Provide for pre-move out and move out inspections
  • Handle closing statement and reply to disputes
  • Deposit the net income into your own personal account
  • Supervise vendors performing maintenance
  • Note: Leasing fees are separate at properties not having on-site management
  • Review insurance coverage and provide an opinion of coverage
  • Free marketing of vacancies

  • Monthly Manager Training Sessions
