- All day to day operations
- Monthly rent collection
- Oversee the resolution of all tenant complaints, concerns, inspections, and emergencies
- Provide for posting and personal service of all notices, summons, and complaints
- Coordinate all eviction and abandonments proceedings
- Insure a 24-hour, 7-day per week response when needed
- Pay all bills and expenses
- Account for all income and expenses
- Monthly client reports
- Prepare and distribute year end 1099 to all required vendors
- Provide for pre-move out and move out inspections
- Handle closing statement and reply to disputes
- Deposit the net income into your own personal account
- Supervise vendors performing maintenance
- Note: Leasing fees are separate at properties not having on-site management
- Review insurance coverage and provide an opinion of coverage
- Free marketing of vacancies
Management Agreements for Properties with On-Site Management Also Includes:
- Monthly Manager Training Sessions
- Handling of all payroll deductions and payment for on-site staff
- On-site staff monthly performance evaluations
- Option of In-House certification
- Marketing of vacancies
