What should I do if I’m interested in one of your properties? 
If you are interested in one of our properties (View Homes for Rent), the next thing you need to do is submit an application. 
Can I apply for a property that I haven't viewed? 
No, you need to see the property first. If you are still interested, you may fill out an online application fee. 

At this stage, we only are interested in seeing if your application would qualify if all information is accurate. If it looks promising, we arrange a showing. After the showing, you would then pay the application fee and we would process your application. 

We understand that you may not have time to view the property. In this case, you could arrange for a friend or family member to view the property on your behalf.
 
It's important to see the property instead of only looking at the photos. The photos serve as an approximate representation. Applicants should check whether the property matches their expectations and needs.
How can I schedule a property showing?
Properties are only shown to parties who have submitted applications and there appears to be nothing that would disqualify the applicants. 

After a cursory review of your application, we'll quickly schedule a property viewing. Our goal is to make sure you'll find your dream home.
Do I have to sign a lease?
Yes, you do. 

We require that all tenants that have been successful in their rental application sign a lease. Most of our leases run for 12 months. 
How much do you require as security deposit?
Security deposit equals to one and a half months' rent. You need to pay the full amount before moving in.
Where do I pay rent?
Your rent is due on the first day of every month and we offer a variety of payment options.
 
· Pay online. Click here to access the system. Use Tenant Login to view your account balance as well.
· Mail the rent directly to our office. Be sure that it arrives on or before the first day of the month. Indicate your address, unit number on the money order memo.
· Take the rent directly to our office during normal business hours or drop in the slot after hours
· Pay with supplied voucher at the local 7-Eleven, Ace Cash Express, or CVS Pharmacy.
· Bank auto pay.
· Pay with credit card (There is a convenience fee.)
 
Please note that cash payments aren't accepted other than through the three participating merchants mentioned above due to security reasons.
Will you increase the rent amount? 
Rent increases usually happen after the lease term expiration. Our analysis accounts for relevant market conditions.
Can you waive my late fees? 
No. Our late charge policy complies with Fair Housing Laws. That means we have to treat all tenants equally.
What happens if I fail to pay rent on time?
A late fee is charged after the first day of the month. In a few days after that, a “Three Day Pay or Quit” notice is served on you to either pay all of your rent, or return possession. 

If you fail to do either of these options, a complaint is filed against you in Municipal Court seeking possession of the property and any damages that the owner has suffered.
Can I keep a roommate? 
Yes, you can! However, they need our approval first. Just like you, they will need to fill out a rental application form and submit it to us for approval. We reserve the right to either approve it or reject their application. 

It’s only after their application has been approved that they can be allowed to live in the property with you. Keeping a roommate without our approval is a serious violation of the lease agreement. 
Do you allow pets?
Different properties have different policies in regard to pets. Please view property description or contact us. 
Can I change the locks by myself?
No, you would violate the lease agreement terms. It's possible to install new locks by submitting a service request. 

Wish to add extra locks? You have to bear the associated costs. Our approved contractors need to conduct the work.
Can you or any of your representatives enter my home when I’m not present?
Yes, landlords may enter the home for emergency repairs. Also, they might allow insurance agents or inspectors to enter the property after posting notice 24 hours before entering. But regular maintenance is preferably carried out when you aren't away from home.
Do I need to have a renters’ insurance? 
Yes, all the tenants are required to have renters insurance before moving in. You must show a renters insurance confirmation before obtaining possession of the unit.
